Outdoor Amenities Heated In-Ground Pool – Open May - October (weather permitting - please confirm availability if the listing does not state the pool is currently open), with wraparound patio and plenty of seating. Heating is included in your rate - no additional fees to heated swimming! Reach out to me about May or October bookings to confirm pool availability. We try to open/close as early/late as possible. If the weather drops below 50 degrees the pool will take time to heat up to around 82-85, especially in the mornings. Year-Round Hot Tub – Perfect après-ski or for summer evenings under the stars. Reception & Internet: Not all cell phone carries have strong coverage in the area. We have Starlink and local Internet available during your stay. There are times when the service might be disrupted. You might need to turn on WiFi calling to make and receive calls during your stay depending on your phone and carrier. Winter Driving: The house is located in the mountains, and winter conditions can be challenging. You will need a 4WD or AWD vehicle during the winter months, as snow and ice are common in the area. Chains may also be required to safely get up and down the driveway, especially during or after storms. We do salt and plow the driveway regularly, but mountain weather can change quickly, and guests should arrive prepared for winter driving. In the summer months, any vehicle will work fine. Your safety is our priority—please plan accordingly and travel safely. Property Line: The line of rocks behind the pool marks the edge of our property. We kindly ask that you stay within this area to respect our neighbor’s space. Water System: Our property's water supply comes from a well and therefore it is important for our guests to do their best to be conscious of their water usage, especially if your party includes 10+ guests and you are renting during summer season. If you have questions, please feel free to message us! Pets: We do allow trained and well behaved dogs (no cats!). Please inquire with us if you plan to bring a pet and we will discuss our rules and pet fee. Area: The Catskills are home to deer, turkeys, groundhogs, and even black bears. While sightings are rare, please take precautions: - Do not leave food, trash, or coolers outside – this can attract wildlife. - Use the provided trash bins and keep them securely closed. - Enjoy watching wildlife from a distance, but never feed or approach animals. We take pest prevention seriously and have monthly pest service, but part of the mountain charm is sharing the landscape with its natural inhabitants.
